How often should you service your boiler?
Short answer: once a year. Think of it as an MOT for your boiler โ a yearly check that keeps it safe, running efficiently, and far less likely to pack in on the coldest night of the year. Here's why it's worth it and what actually happens during a service.
Why once a year?
Boilers work hard and their parts wear over time. An annual service catches the small stuff โ a worn seal, a bit of corrosion, a part starting to loosen โ before it turns into an expensive breakdown. There are three big reasons not to skip it:
- Safety. A service checks the boiler is burning cleanly and not producing carbon monoxide.
- Your warranty. Most manufacturers require a yearly service by a Gas Safe engineer โ miss it and you can void the cover.
- Running costs. A clean, well-tuned boiler uses less gas, so it pays for part of itself.
What's included in a service?
A proper boiler service is more than a quick glance. It typically includes:
- A visual inspection of the boiler and its installation
- Checking the controls, pressure and safety devices work correctly
- A flue gas analysis to confirm clean, efficient combustion
- Checking for leaks, corrosion and signs of wear
- Cleaning key components where needed
- A written service record for your files (and your warranty)
Best time to book: late summer or early autumn. Get it done before the cold snap and you avoid the winter rush โ and the risk of a breakdown when you need heat most.
Homeowners vs landlords
For homeowners, a service isn't a legal requirement, but it's strongly recommended and usually required to keep your warranty valid. If you're a landlord, the rules are stricter: you must arrange an annual gas safety check (a CP12 certificate) on all gas appliances by law, and provide it to your tenants.
